The expensive part of a storm claim is often not the first visible defect. It is the uncertainty that follows. A roof is tarped before the lifted flashing is photographed. Wet plasterboard is removed before moisture mapping. A builder receives a scope that says “repair as required” and the variations start. By the time structural input is sought, the original condition is gone.

Australia’s insurers handled 294,000 claims from declared extreme weather events in 2025, with insured losses reaching $4.8 billion. The average cost per claim rose 39 per cent to $16,471. Access constraints, labour pressure, incomplete scopes and repeated inspections add cost.

The inspection must protect people, preserve evidence, separate event damage from existing condition and give the next person a clear decision path. On a wet, unsafe site, that takes discipline.
